Los Flamingos is the most resort-feeling of Benahavís's prime enclaves. Anchored by the Villa Padierna Palace Hotel and the three Flamingos championship golf courses, it sits 15 minutes west of Puerto Banús and delivers panoramic sea-and-mountain views that, on a clear day, stretch all the way to the Moroccan coast.

The Benahavis Collection 2025 Market Report puts Los Flamingos at €3,974 to €5,195 per square metre, with +5.4% annual growth — accessible by Benahavís standards, and one of the few prime Benahavís sub-areas where a properly-sized villa is still possible under €3M.

The Los Flamingos apartment market is among the most active in Benahavís — modern flats with golf-course or sea views in the €450K–€1.5M range that rent well during the golf season. The villa segment skews newer than La Quinta or El Madroñal: most stock is post-2005.

Who buys here

A mix three ways:

  • Golf-led buyers — three courses in walking distance plus the Villa Padierna Tennis Academy is a rare combination on the Costa del Sol
  • Resort-yield investors — apartments rent for €3,000–8,000/week in peak season due to hotel proximity
  • Couples downsizing from larger Marbella villas — Los Flamingos offers lock-up-and-leave convenience that a 2,000 m² plot in La Zagaleta cannot match

International buyer share is high — UK, Nordic, Belgian, German, with a noticeable American and Middle Eastern minority increasing since 2024.

What to know

  • The hotel matters. Villa Padierna brings hospitality infrastructure (restaurants, spa, tennis, concierge) that other gated communities lack. This is what makes the apartment rental yield work.
  • Some sub-areas have more privacy than others. Flamingos Golf Villas (interior to the resort) are quieter; the lower beachside developments are more visible from the coast road.
  • Golf membership is separate from residency. Living in Los Flamingos does not give you free play at the three courses. Annual membership is €4,000–8,000 depending on tier and time slot.
  • Newer than its competitors. Most of the prime stock here was built 2005–2020, so the renovation overhang that affects 1990s Benahavís villas is less of a factor. Lower hidden cost of ownership.

Compared to nearby areas

  • vs La Quinta (10 min east): La Quinta is closer to Puerto Banús and has more mature residential character. Los Flamingos has more golf, the hotel anchor, and 20–30% cheaper apartment entry points.
  • vs Estepona's New Golden Mile (10 min west): Estepona is on the coast directly; Los Flamingos sits elevated with views. The Estepona stretch is more apartment-dense and 15–25% cheaper.
  • vs El Paraíso / Atalaya (5 min east): Those areas are flatter, more residential, with less of a resort feel. Los Flamingos commands a 10–20% premium for the Villa Padierna brand and golf density.
