Two of the Costa del Sol's most prestigious addresses — and two genuinely different ownership experiences

If your budget is above €5 million, you have already ruled out most of the Costa del Sol. The two names that come up most often at this level are La Zagaleta and Sierra Blanca — and buyers frequently assume they are choosing between similar products at a similar price. They are not.

The short answer: La Zagaleta is a private, gated estate in the hills above Benahavís built entirely around seclusion, security, and land — median asking price €10,000,000. Sierra Blanca is a collection of gated communities in the foothills of Marbella's Golden Mile, minutes from the beach and town centre, with a wider range of product and a median asking price of €3,850,000. Buyers choosing between them are usually choosing between privacy and proximity, not between "better" and "worse."

The €/m² gap — nearly double — is the clearest signal of what buyers are actually paying for in La Zagaleta: not just the house, but the plot, the privacy, and the estate infrastructure around it. Sierra Blanca's wider price range (down to €615K) reflects a more varied product mix, including apartments and townhouses alongside villas — La Zagaleta's inventory is almost entirely large villas on large plots.

La Zagaleta: Land, Privacy, and a Closed World

La Zagaleta is not a neighbourhood you drive through. Access is controlled at a manned gate, membership of the estate's private sports club is a condition of ownership for many resale purchases, and the estate maintains its own security patrols, riding stables, and two private golf courses that are not open to the public. This is the entire point: buyers here are paying for a controlled environment where privacy is structural, not just a marketing description.

The estate sits in the hills above Benahavís, roughly 15–20 minutes' drive from Puerto Banús depending on which of the estate's two entrances you use, and 20–25 minutes from Marbella town centre. There is no walkable amenity inside the gates — everything beyond the estate's own clubhouse and stables requires a drive.

Who La Zagaleta suits: buyers who have already owned in Marbella and know they want maximum privacy over convenience, buyers prioritising land and space over walkability, and buyers for whom a controlled, single-entry community is a genuine requirement rather than a preference. It does not suit buyers who want to walk to a restaurant or who need daily proximity to town for work or family logistics.

Sierra Blanca: Golden Mile Access Without the Beachfront Price

Sierra Blanca sits in the foothills directly above Marbella's Golden Mile — close enough to Puerto Banús and central Marbella that both are a five-to-ten-minute drive, not twenty. It is gated at the community level rather than as a single controlled estate, and the area includes a genuine range of product: villas, but also well-specified apartments and townhouses within individually gated developments (Reserva de Sierra Blanca, Jardines de Sierra Blanca, and others).

The appeal here is proximity without beachfront pricing. A Sierra Blanca villa sits above the coastal traffic and noise while remaining a short drive from the marina, the restaurants, and the international schools clustered around Marbella and Nueva Andalucía. Elevated plots offer sea views that beachfront properties, by definition, cannot.

Who Sierra Blanca suits: buyers who want the Golden Mile lifestyle and community — restaurants, marina, established international infrastructure — within easy reach, but at a materially lower entry point than genuine beachfront. It suits buyers who want a full-time or near-full-time base rather than a private retreat, and families who need proximity to schools and town.

The Decision, Simplified

Choose La Zagaleta if: privacy and land are the priority over convenience, your budget comfortably clears €5M for the villa alone, and you are not planning to need daily proximity to shops, restaurants, or schools.

Choose Sierra Blanca if: you want the established Golden Mile lifestyle and community within a short drive, your budget is more likely in the €2–8M range, and proximity to town, marina, and schools matters more than absolute seclusion.

Both areas hold value well precisely because supply is structurally limited — Benahavís's green-belt protections cap new land in La Zagaleta, and Sierra Blanca's gated developments are largely built out. Neither is a market where buyers should expect to negotiate hard on a well-priced property; both reward buyers who move decisively once they've found the right one.
